Project brief
Our team was appointed by Carter Jonas to undertake a portfolio survey and dilapidations schedule across five leisure centres located within the borough of Tower Hamlets. The combined net internal floor area exceeded 15,000 m², comprising a diverse mix of facilities and engineering installations. The scope of our appointment was to undertake detailed inspections of each property, focusing on the condition, maintenance history, and potential liabilities associated with the building fabric and engineering systems.
Our approach
We spent time to ensure that detailed data is collected during our inspection. We then developed detailed schedules of condition and identified remedial works, enabling Carter Jonas and the managing agent to make informed decisions regarding ongoing maintenance, potential capital investment, and dilapidations liabilities. A vital aspect of this instruction was to ensure close collaboration with the on-site maintenance teams to understand the history of past repairs and maintenance strategies.
Results
Our output was a pack of documents that provided our Client the following:
- Included clear and actionable dilapidations schedules
- Highlighted potential reinstatement liabilities
- Offered practical and cost-effective recommendations for remedial works
- Strengthened the Landlord’s position when managing landlord-tenant liabilities
