Project brief
Eteria undertook the role of the M&E design consultant for the large-scale refurbishment project. The objective was to modernise the mechanical, electrical, and public health services, enhance energy efficiency.
The refurbishment focused on cost-effective measures to enhance the building’s sustainability. Retain and re-condition was the driver and upfront validations was vital to establish which systems can be retained.
Challenges
The key challenge was to strike the right balance between sustainability and performance. While retaining existing systems was essential to reduce waste and embodied carbon, it was equally important to avoid compromising performance and longevity for future occupiers. We worked closely with the validation contractors to ensure that comprehensive testing informed the project brief and decision-making process. Where necessary, new highly efficient systems were installed to meet modern performance standards and were carefully designed to integrate seamlessly with the retained services.
Results
Our carefully considered strategy prioritised sustainability without compromising performance. By reconditioning and extending the life of existing systems wherever feasible, and selectively introducing new high-efficiency solutions, the project significantly reduced material waste and embodied carbon. This approach not only lowered capital expenditure but also delivered a modern, energy-efficient facility capable of meeting both current operational demands and long-term environmental goals.
