Project brief

Eteria were appointed to undertake an in-depth Technical Due Diligence (TDD) survey for a large technology company seeking to relocate offices. This included surveying and reporting on the proposed new office space.

The TDD report assessed the suitability of the space against the client’s operational requirements and identified key risks, constraints, and considerations to inform decision-making.

Challenges

The client provided an extensive brief outlining their operational requirements, including a large communications room and high power demand. To confirm whether the proposed space could accommodate these needs, Eteria reviewed the incoming electrical supply and determined it was unlikely to provide sufficient capacity.

This risk was highlighted to the client to enable early discussions with the Landlord regarding potential upgrades or mitigation measures.

Results

The risks identified through the TDD assessment were escalated to the Landlord and directly informed negotiations.

This allowed key constraints to be addressed early, ensuring the space could meet the Client’s operational requirements and reducing the risk of disruption, delay, or unplanned costs.
