Project brief

Eteria was appointed to develop an EPC improvement plan for Unit 3, Crawley Crossing, Milton Keynes, targeting an EPC A rating.

Additionally we were appointed to provide Client side construction monitoring services for the CAT A refurbishment of the warehouse and office accommodation.

The brief involved assessing existing services, identifying energy efficiency measures, and overseeing the refurbishment works to ensure delivery in line with Client requirements and to meet the EPC A rating.

Challenges

A key challenge involved the uncertainty around the building’s existing electrical supply capacity, requiring a formal utility application to establish the available capacity and define the extent of any required upgrades.

The project also required close collaboration with the contractor to ensure all EPC improvement measures were fully integrated into the refurbishment works, maintaining alignment with the EPC A target.

Results

The project successfully delivered an EPC A rating, with the CAT A refurbishment completed to a high standard, resulting in an energy-efficient, compliant asset aligned with the Client’s objectives.
