Project brief

We were appointed to design the MEP services for the office following a fire on the upper floor at this Grade II listed building, which sits within the Bloomsbury Conservation area.

Initially, we were required to inspect the property to identify the damaged services and confirm the requirement for replacement.

The second phase of the project saw the design of the new services to deliver a modern services installation whilst respecting the period features and historic character of the building.

Challenges

Challenges for the project included the careful identification of fire damage to existing services, particularly retained equipment. Thorough testing and validation of systems including sub main cables successfully identified suitability for retention.

Careful planning of new services routes, reusing existing services containment routes and openings were also considered to ensure the fit out was implemented with sensitivity whilst not compromising on functionality.

Results

The end result is a modern fit for purpose commercial office space which not only provides a fantastic Cat A open plan space for the tenant but celebrates the historic features of the building and keeps the heritage of this building alive to enjoy.
