Project brief
Eteria was appointed by Hollis Global as independent MEP Consulting Engineer for the refurbishment of the Tetris Building, Greenford, a c. 30-year-old warehouse and office facility.
The brief was to strip out tenant installations and replace life-expired base-build services, resetting the building to an open-plan CAT A condition ready for future tenants. We produced the performance specification, supported the tender, monitored construction and signed off the works at completion.
Challenges
The existing services were a mix of original base-build and tenant installations, requiring careful survey and testing to establish what could be retained, stripped out or replaced in line with the dilapidations claim.
The scheme also included new HV/LV transformers and main switchboards, re-instatement of the warehouse smoke control systems and removal of the gas-fired heating, all coordinated with the building’s fire strategy.
Results
The building now benefits from all-electric VRF heating and cooling, heat recovery ventilation, new lighting, EV charging and new passenger lifts, providing a flexible, lower-carbon asset for incoming tenants. Snagging was closed out systematically with the building being snag free at completion.
