				<div class="et_pb_text_inner"><p>Eteria were appointed to undertake visual inspection surveys and reporting for a number of colleges and schools to prepare their Presentation Maintenance Plan (PMP). These documents allow New Collaborative Learning Trust (NCLT) to forecast and manage the anticipated capital expenditure to repair and replace MEP equipment over the upcoming years.</p>
<p>Whilst PMP schedules are primarily used to support requests for funding, they can also provide a holistic view of the building and its systems so that the replacement of equipment can be undertaken in the most economical and efficient manner.</p></div>

				<div class="et_pb_text_inner"><p>The colleges and schools were still in use by the students and teaching staff. This posed the challenge of moving and surveying discretely and documenting the relevant information, all the while not disrupting classes and the general teaching environment.</p>
<p>In response, the Eteria team were flexible to the situation and coordinates their survey with the school timetables to maximise any times of free access. Furthermore, Eteria ensured that all engineers held DBS Enhanced certificates to allow unescorted surveying, this freeing-up the onsite facilities team to continue their daily work.</p></div>

<p>The PMP enables Evolve Academy to forecast and manage capital expenditure for repair and replacement of MEP systems. It also provides a clear overview of building condition, allowing works to be planned efficiently and cost effectively.</p></div>

				<div class="et_pb_text_inner"><p>Due to safeguarding requirements, the Alternative Care Provision facility could not be surveyed while students were on site, and access to a number of service areas was restricted to ensure students were unable to access plant or critical systems.</p>
<p>As a result, the survey programme required careful planning and close coordination with the site team to schedule access to relevant areas, including risers, ceiling voids, plant rooms, and other key service locations.</p>
<p>Eteria worked collaboratively with the on-site team to ensure the surveys could be completed safely, efficiently, and with minimal disruption to the operation of the school. In addition, Eteria ensured that all engineers attending site held Enhanced DBS certification, enabling unescorted surveying where appropriate.</p></div>

These plans provide Evolve Academy with a clear and prioritised understanding of the condition and remaining life of key MEP assets, enabling informed decision-making and forward planning.</p>
<p>The PMP schedules support the Academy in applying for grants and external funding where required, whilst also providing a robust basis for budgeting and forecasting capital expenditure over the next five years.</p></div>

The combined net internal floor area exceeded 15,000 m², comprising a diverse mix of facilities and engineering installations. The scope of our appointment was to undertake detailed inspections of each property, focusing on the condition, maintenance history, and potential liabilities associated with the building fabric and engineering systems.</div>

A vital aspect of this instruction was to ensure close collaboration with the on-site maintenance teams to understand the history of past repairs and maintenance strategies.</div>

				<div class="et_pb_text_inner">We had the opportunity to work with SGL Surveyors on a significant commercial office dilapidations project. Our client, the tenant of two large floors within the building, had been served a dilapidations claim by the landlord.<br />
Our role was to defend the tenant’s position and provide a detailed response to the landlord’s claim, addressing each item individually, with the goal of reducing our client’s financial liability.</div>

				<div class="et_pb_text_inner">Through our careful and comprehensive approach, we identified several items that were not documented in the lease or license to alter agreements, which could be contested. By thoroughly reviewing on-site manuals and related documentation, we were able to uncover critical information that strengthened our defence. This allowed us to develop a robust, well-supported response to the landlord, effectively protecting our client’s interests.</p>
<p>As part of their overall strategy to mitigate and reduce liability, our client chose to pursue a tender exercise to obtain competitive market prices. Our team took the lead in preparing a comprehensive technical tender pack and a detailed specification for the works outlined in the dilapidations claim. These documents allowed contractors to provide accurate pricing in the open market.</div>
